SITE ACQUISITION PROCESS with Signature
Signature care homes are carefully selected with potential sites sourced from various channels like our retained agents, wider commercial property market – agents, landowners and occupiers etc. in our identified target locations.
This generates a number of broadly suitable opportunities in terms of size, location and planning each year. A large number of others are rejected prior if they don’t align with Signature’s purpose-fit goals for top luxury care homes. We believe in giving residents the option to enjoy their retirement the way in which they see fit. So following our initial due diligence – design, layout, size, financial modelling, market analysis, legal and planning background; we will typically make offers a few of these sites each month.
Individuality is at the heart of our care homes, and our new development home, Signature at Highgate is built across a split level site with attention to detail at every turn. Only a few offers will be accepted by the vendor then moving forward the frontrunners will obtain initial Signature senior team approval to proceed.
Next comes a negotiation for an agreement and further details of an offer with the vendor through instructing lawyers, an exchange of contracts, preparation, submitting and managing the planning application. After that Signature seeks to obtain planning consent and when there’s clear agreements and consensual instruction, a construction team start on site
Signature can open a new home approximately 18 months to 2 years after start on site.
